What is the online launch and why is UNO doing it this way?+
UNO is the first new-build development in Cyprus to launch entirely online. On Wednesday, 15 July 2026 at 13:00 CET the full inventory of 32 residences will be released through a single secure platform. Anyone with a verified buyer profile can reserve in real time, with full transparency on availability and pricing.
We chose this approach for three reasons: fairness (no queues, no agent favouritism), clarity (every buyer sees the same prices and the same live availability), and speed (a reservation completes in roughly two minutes from a phone or laptop).
How do I create a buyer profile?+
Register at sales.uno-cyprus.com with a valid email address and phone number.
Profile creation is free and non-binding. It unlocks the full price list, all 32 floor plans, the project brochures and the ability to shortlist your preferred units ahead of launch.
How is your personal data being handled?+
We take the privacy and security of your personal data very seriously. Our platform is fully compliant with the General Data Protection Regulation (GDPR) — the gold standard for data privacy in the EU and one of the most stringent data protection frameworks in the world.
Any personal information you provide during registration or while using the platform — such as your name, contact details, and property preferences — is collected solely to facilitate your enquiry, manage your reservation, and keep you informed about the UNO development. Your data will never be sold or shared with third parties without your explicit consent, and will not be used for unrelated marketing purposes.
All data is processed and stored securely using appropriate technical and organisational measures, in line with GDPR requirements.
Payment information submitted during the reservation process is handled exclusively by Stripe, a certified PCI-DSS Level 1 payment provider. Propular does not store, access, or have visibility into your card or banking details.
In line with our data retention policy, your personal data is stored for a period of 6 months from the date of collection, after which it is securely deleted from our systems.
You have the right at any time to access, correct, or request early deletion of your personal data. To exercise these rights, or for any data-related queries, please contact our data protection team at privacy@propular.com.
Can I reserve more than one apartment?+
Yes. However, if you'd like to acquire a larger position (an entire floor, for example), please contact our private sales team directly before 15 July — we can arrange this outside the platform.
What happens if two buyers click on the same unit at the same moment?+
The platform processes reservations on a strict first-confirmed basis. When you click Reserve, the unit is held for you for ten minutes while the €2,000 reservation fee is processed. If payment fails or times out, the unit is released back to the inventory and the next buyer may secure it.
Can I get in touch with a sales agent before reserving?+
Yes. If you wish to speak with our sales team directly, please make use of the "Contact Agent" option on the reservation page menu. One of our agents will get back to you as soon as possible. Alternatively, you can also use our WhatsApp channel to ask questions or get in touch with the team.
What happens after I submit my reservation?+
Once you have submitted your reservation, you will immediately receive a confirmation email acknowledging your booking and summarising the details of your selected property.
From there, the process moves through the following steps:
- KYC/AML Verification — As part of our legal and regulatory obligations, all buyers are required to complete a Know Your Customer (KYC) and Anti-Money Laundering (AML) check. You will be asked to provide proof of identity (such as a passport) and proof of address. This is a standard requirement for all property transactions and helps protect both parties. Our team will guide you through this process and let you know exactly what documents are needed.
- Sales Agreement — Once your KYC/AML verification has been successfully completed, we will issue a formal Sales Agreement for your review and signature. We strongly recommend that you engage an independent legal adviser to review the contract before signing. Our team is happy to assist with any questions during this stage.
- First Payment — Upon signing the Sales Agreement, the first payment will become due. Full details of accepted payment methods and bank transfer instructions will be provided at this stage.

02The Residences
How many apartments are there and what types are available?+
UNO comprises 32 residences in two formats:
- 8 × One-bedroom apartments (Type A), 64–69 m² total covered, from €310,000
- 24 × Two-bedroom apartments (Type B), 102–135 m² total covered, from €440,000
All units include private covered verandas (8.5–30.5 m²) with sea, partial-sea, or mountain aspect, a dedicated parking space, and storage facility. Floor plans for every unit are available in your buyer profile and as a downloadable PDF from the downloads page.
What's included in the standard specification?+
Standard specifications for the project include:
- Structure: Reinforced concrete, EUROCODES / Cyprus seismic standards
- Insulation: 8cm polystyrene on external walls; 80mm polystyrene under roof; Mapei waterproofing
- Flooring: Porcelain tiles 60×120cm (VITACER Marble Art White Satin) — all rooms
- Woodwork: Armor Doors (Italian, fire-rated ½h); Italian kitchen & wardrobe unit
- HVAC: LG VRF/VRV concealed air-conditioning + underfloor heating (water pipes)
- Windows: Rabel 50 thermal barrier aluminium frames; energy-efficient double glazing, Lift & Slide
- Sanitary: Ware Tece (Germany), Coycama (Spain), Daniel (Italy) — wall-hung WC, built-in shower mixers
- Hot Water: LG Monobloc Water Heater DHW heat pump 270 litres
- Electrical: 17th Edition wiring regulations; video-door phone; network outlets all rooms
Can I customize finishes or layouts?+
REIWA offers Italian furnishing packages available to buyers starting from €15,000 (plus VAT). Buyers will have the option to opt into these furniture packages.
03Investment & Permanent Residency
What rental yields can I realistically expect?+
Based on current Paphos market data and comparable Reiwa projects, we project net yields of 5–7% for long-let arrangements and 7–10% gross for short-let / serviced apartment use.
Our published 6% figure is a midpoint, net of management fees, levies, and a 60-day owner-use allowance.
The on-site management company can handle the entire short-let operation: listings, guest comms, cleaning, maintenance — for a fixed 18% of gross revenue.
Does UNO qualify for the Cyprus Permanent Residency programme?+
Yes. All UNO residences are priced at €300,000 or above, which qualifies for Cyprus Permanent Residency under the Category 6.2 fast-track programme. This grants you and your immediate family (spouse, children under 25, dependent parents) long-term EU residency, with no minimum stay requirement after the initial visit.
Applicants must have a minimum investment of €300,000 in real estate property. In addition, the applicant must be able to prove a minimum personal annual income of at least €50,000. This annual income increases by €15,000 for a spouse and by €10,000 per dependant.
What are the ongoing costs of ownership?+
Estimated annual costs for a typical two-bedroom unit:
- Communal levy: €1,800 – €2,400 (covers pool, spa, gym, gardens, common cleaning, security)
- Municipal taxes: ~€180 – €280
- Building insurance: ~€220 – €320
- Utilities (electric / water): typically €600 – €1,400 depending on usage
There is no immovable property tax in Cyprus and no inheritance tax.
04Legal & Payment Schedule
What's the payment schedule?+
The standard schedule, payable in stages tied to construction milestones:
- €2,000 reservation fee, at the moment of online reservation
- 33% on contract, within 30 days of reservation, less the reservation fee
- 20% at structural completion, projected Q4 2026
- 30% at first fix completion, projected Q1 2027
- 10% on handover, 31 May 2027
- 1% upon issuance of Title Deed
All staged payments are held in a regulated escrow account until the corresponding milestone is independently certified.
Can I get a Cyprus mortgage?+
Yes. Cypriot banks (Bank of Cyprus, Hellenic, Eurobank) typically lend up to 60–70% LTV to non-resident buyers, at variable rates indexed to Euribor plus a margin of 2.0–3.5%. We have introductions to mortgage brokers who can handle the application in parallel with your reservation. A pre-approval can usually be issued within 14 days.
Is the reservation fee refundable?+
The €2,000 reservation fee is fully refundable for 14 calendar days from the date of reservation — no questions asked. After 14 days, it is converted into a non-refundable deposit and credited toward the 33% contract payment. If the developer fails to deliver per the contracted milestones, the full amount paid to date is returned plus statutory interest.
What lawyer do you recommend?+
You should always appoint your own independent Cyprus-qualified lawyer. We can introduce you to two firms with extensive cross-border experience: Andreas Neocleous & Co. and Harneys Aristodemou Loizides Yiolitis LLC. Standard conveyancing fees range from €1,500 to €3,500 plus VAT.
05Delivery & Aftercare
When is the building expected to be ready?+
Practical completion is scheduled for 31 May 2027, with phased handover beginning the same month. The construction contract carries a contractual delivery date with liquidated damages if exceeded by more than 90 days, payable directly to owners.
What warranties come with the property?+
Standard REIWA coverage:
- 10-year structural warranty on the building envelope and load-bearing elements
- 2-year workmanship warranty on all interior finishes
- Manufacturer warranties on all appliances and mechanical systems (typically 2–5 years)
A dedicated aftercare team handles all warranty claims within 48 hours of report.
Will there be a property management service?+
Yes. UNO Concierge is the on-site management company, included in the communal levy. For owners using their unit as a short-let, we offer a separate optional service covering listings, key handover, cleaning, guest communications, and maintenance, at 18% of gross revenue.
Can I sell my unit before completion?+
Yes — reassignment is permitted once 30% of the purchase price has been paid. There is a flat €5,000 administrative fee payable to the developer. Several owners of previous Reiwa projects have realised 15–25% gains on assignment before handover.
